at the Residence Hochwart
We privileged local materials. So for example the truss is made of spruce wood from Sarentino Valley, the bedrooms are furnished with the balmily arolla pine wood from Senales Valley. For our typical “Stube” we used the wood of our “old” house and gave it a new life in the new residence. We set great value upon the creation of a modern and functional structure, suitable for allergy sufferers and capable to meet the needs of nowadays travelers in terms of comfort. Warmth was very important: underfloor heating in the apartments and additional wall radiators in the bathrooms provide best comfort in winter. The bright rooms and the sunny balconies make you feel “on holiday” from the very first minute of your stay.

Very beautiful and big family apartment with tree separated bedrooms and two bathrooms. On the big terrace equipped with table, chaers, sunloungers and parasol, your day begins with a wonderful view over the Venosta Valley. Relax at evening on the terrace enjoying the view of the peaks of the Texel Group and of Naturno's Sonnenberg/Monte Sole on the castle of Reinhold Messner.
The kitchen is furnished with crockery, microwave, water boiler, coffee machine, dishwasher, fridge and more. Bedlinen and towles are provided for each person.

Important information for our guests
- Every additional person/child € 16,00 per day, children from 0-3 years € 6,00 per day
- In addition to the arrangement price a compulsory tourist tay per day and person (aged 14 and older) is to be paid
- Weekly rates are intended for a stay from Saturday to Saturday
- On the arrival day the apartments will be free from 2 p.m. - we kindly ask you to leave the apartments on the departure day until 9.30 a.m.
- On Christmas and New Year reservations are possible only for least one week (7 days) without breakfast
In our prices and in final cleaning include:
- Bedding and towels (not included bath towels for the swimming pool)

- Free wireless internet in the whole residence

Compulsory deposit

- The reamining account of the invoice can be payed via bank transfer befor arrival or cash
- In case of cancellation of the booked arrangement please cunsult our cancellation policy.
- In case of late arrival or early departure we are obliged to charge for the whole stay if the apartment or room cannot be reassigned.
- We recommend to take out a trip cancellation insurance, which can be booked directely on this website
Cancellation policy
The right of withdrawal as laid down in the Consumers Code is not contemplated - however, we are willing to apply the following conditions for withdrawal. Notification pursant to Part III, Section III, Paragraph I of Italian Legislative Decree no 206/2005 (consumers code)
General contract conditions in line with the art. Nr. 1341 of the civil code applying to accommodation contracts between the accommodation provider Residence Hochwart and guests or customers.
Cancellation policy in line with the art.1382 of the civil code
By not later than 90 days before the stipulated arrival day of the guest(s), the guest or customer can void the accommodation contract without cancellation charge upon written statement.
(The term before the stipulated arrival day depends on the days the accommodation provider needs to reassign the apartment/room according to previous cases. In case of reassignment of the apartment/room, no cancellation charges will be applied).
In case of cancellation up to 90 days before the stipulated arrival day, following cancellation charges will be applied:
- Cancellation by not later than 15 days before arrival day: 60% of the booked arrangement
(without final cleaning)
- Cancellation by not later than 8 days before arrival day: 80% of the booked arrangement (without final cleaning)
- Cancellation within 8 days before arrival day: 100% of the booked arrangement (without final cleaning)
The accommodation provider must receive the cancellation in form of a written declaration within the indicated terms (90, 15 or 8 days) before the stipulated arrival day of the guest(s).
In case of no show without successful cancellation, the guest is obliged to pay 100% of the booked arrangement (without final cleaning).
The booked arrangement is the price of the accommodation for the booked period without final cleaning.
Policy in case of interruption of the holiday
In case of early departure (interruption) of the guest(s), we charge the already spent days as well as 100% of the stipulated price of the arrangement for the remaining days including the final cleaning. (Total price)
The deposit due for the confirmation of the reservation can be always retained in case of cancellation, no show or interruption of the booked arrangement (also out of the indicated terms).
